Updates from the March 22 Board Meeting

Following are updates from the most recent Board of Director’s meeting that took place on Wednesday, March 22, 2017. Please note that this is just a summary – official minutes from the meeting will be posted to the website once they are approved at the next Board Meeting. Approved minutes from the December 6, 2016 Board Budget Meeting have been posted to the Residents section of the website.

Board Members

Charlie Edelman resigned from his position as Treasurer of the Board. Ryan Poage was voted in by the remaining Board Members to fill the vacancy left by Charlie’s resignation. A big thanks to Charlie for all the work he did as Treasurer, and welcome Ryan!

Front Stairs and Landscaping

The Board voted to contract with Culbertson Company to remove and reset the bricks on the front stairs and the front porch/landing and to replace the existing handrail. This work will on April 3 and will take approximately 2 to 3 weeks to complete, and while it is being completed one side of the stairs will be left open to allow access to and from the front door.

At December’s budget meeting, the Board voted to approve the bid from J. S. Carroccio to redesign and replant the front landscaping. After the front stair work is complete, work will begin on that project. A preview of the new design for the front landscaping will be posted in the lobby prior to the work starting.

Patio Refresh

At December’s budget meeting the Board also voted to approve the bid from Capital HandyWorks to refresh the back common patio. This work is scheduled to begin the week of April 8 to be completed by April 30. The refresh will consist of the following updates to the patio:

  • Filling in the cracks in the concrete and then acid washing and staining the concrete

  • Purchasing a new grill that will be bolted into place

  • Constructing a lattice covering to conceal the exposed pipes on the wall and that will feature a counter space that can be used for food preparation

  • Purchasing a new picnic table for the space

  • Installing a new lock on the door that can be opened with a code and is more secure

Stairwell Door Closers

The Board voted to replace the remaining stairwell door closers with the same type of self-closing hinge that was installed on the door between the first and second floor as a test. These hinges make the doors easier to use, look nicer than the existing hinges, and prevent damage to the walls.

Basement Stairwell

The Board has voted to affix warning signs to the exterior gate indicating that only authorized persons are allowed to use the stairwell or access the basement utility room.
