Brief Report on Budget Meeting & Hydrojetting

Season’s Greetings Woodbine Owners:
As you know, your Board of Directors held the annual Budget Meeting earlier this week. It was an extremely productive meeting where we discussed in detail and passed the 2017 Woodbine Budget and a number of other projects relating to the building.
First, with no condo fee increase, no special assessment and the same Reserve Fund contribution for 2017 that we made in 2016, the Board passed a solid budget for next year and accomplished a number of other things.
Among the Board’s other accomplishments at the meeting was the approval of the upgrading of our long-unused common patio amenity. The Board believes that the new enhancements will make the patio an attractive and secure place for residents to entertain their friends and family. Work on the patio enhancements will begin this Spring when the weather permits. Early in the year, the Board will develop rules for use of the patio to help protect it and to address some concerns that owners on that side of the building have raised.
The Board also approved a new landscaping design for the front yard and the repointing of the front steps. The landscaping design is attractive, low maintenance, and conducive to the types of weather/sun conditions experienced in that area. This work will also start this Spring.

Also, the hydro-jetting of the vertical drain stacks was recently completed. There were 2 or 3 instances of leaking during the jetting from either newly discovered, uncapped pipes or poor pipe connections. However, so far, there have been no reports of leakage from any of the stacks or connecting pipes due to their age or the decay of our 91-year old drain pipe system. Of course, the vertical stacks that were jetted are now all clean. That is all good news for now.
Finally, in response to input from a number of owners, the Board has purchased and will be installing, in a few days, a professional grade bike pump in the bike room.
